The appreciation of homes fail in Connecticut during 2006. This has led many real estate experts to suspect that this industry is decelerating. In 2004 and 2005, home appreciation reached its peak, and the trends from 2006 are not surprising. The declining appreciation of homes has been prevalent throughout the state, and is not simply connected to one city or region. The sale of single family homes fail during 2006, and this has had an adverse effect on the real estate industry. Despite this, it should also be noted that the volume of home sales remained higher than the historical average. The construction business became weak during 2006.

While the construction industry reached its zenith during 2004, the number of building permits issued in 2006 fell by 16 percent. This trend was seen all over the state of Connecticut. While the decline in building permits has been seen with various types of real estate, it has been particularly pronounced with single family homes. Amazingly enough, employment in the construction industry remained relatively stable. By the second quarter of 2006, employment in this sector did experience a slight decline, one that will increase if real estate sales continue to fall. One business sector that has continued to experience growth is office employment.

While the office employment sector remained fairly high during 2006, it has begin to see a small decline. The number of rents increased as a reflection of the inflation rate. The industrial market also fail from 17% to 12%. The financial institutions in the state of Connecticut reported high capital growth during 2006. While there was a bit of a decline, the capital ratio has continued to increase. Some of the things which have facilitated this growth are decent earnings and reduced loan expenses. While the real estate market was weak in 2006, this trend was not reflected in real estate defaults.

For example, the number of mortgage loans in default were quite low. While the national average for past due loans was 1.2%, the number of past due loans in the state of Connecticut was approximately 0.35%. The manufacturing industry was quite weak during the 2006 year. Statistics show that growth in the manufacturing industry sat at -1.1% during the second quarter of 2006. Other industries that saw a decline during 2006 were the goods/production industry, which sat at a -3.1%. These two industries have experienced a decreased decline from 2004 to 2006, and these trends may continue in 2007.

The manufacturing industry is one of the weakest industries in Connecticut. Like many other states, the housing market experienced a decline, especially for single family units. Unlike many other states, the number of past due mortgage loans in Connecticut were relatively low. Government jobs in this state were fairly stable, and while there was some stability in the construction industry, statistics show that construction employment experienced a slight decline.
