The Delaware business market experienced tremendous growth during 2006. The total employment growth rate for this state was 1.6 percent by the second quarter. It should be noted that this was slightly higher than the national average, which was 1.4 percent. The two months were growth was very evident is in August and July. The unemployment rate was low, a reflection of the business growth in the region. Statistics show that the labor market was very tight in 2006, with an umeployment rate of 3.7 percent. While business growth was high throughout the state, the growth was very evident in the Wilmington metropolitan area.

Some of the business sectors that grew the fastest during 2006 was government, health, and professional services. However, it should be emphasized that there were industries that declined in the state. Some of these were manufacturing, tourism, and hospitality. While the job growth in Kent County is relatively slow, it has slowed at a much lower pace than Sussex County. While the real state industry has declined in many states, it has been a source of growth in the state of Delaware. For instance, job growth in the real estate industry played a role in over 20% of the job growth experienced during 2006 and the four previous years.

While growth in the real estate industry remained positive during 2006, statistics show that this industry has slowed down. Despite this, it is still much higher than the national average, expanding three times higher than the national rate. The housing market in Delaware has transformed from a sellers market into one that is buyer based. While employment in the real estate industry has remained stable, the sale of homes has continued to experience a decline. By the second quarter of 2006, home sales fell by more than 2 percent. This is the first time that housing prices has fell in the state since the year 2000.

The appreciation of homes fell during the second quarter of 2006. Statistics show that the rate dropped to almost 12 percent. This is the lowest rate that Delaware has experienced in two years. Many homeowners in this state have been put under increased amounts of stress. One reason for this is the large number of people who are using adjustable rate mortgages. A number of studies indicate that the number of people who took out these mortgages were more susceptible to payment shock once the interest rates on their loans increased.

Overall, 2006 was an excellent year for the state of Delaware. The number of businesses continue to grow, and this trend can be seen in the number of jobs that were available. However, the manufacturing industry experienced a decline, as well as the sale of homes. The number of people borrowing non-traditional mortgages has led situation where homeowners are much more likely to default on their payments, especially if interest rates continue to rise. It should also be noted that the growth of office space has continued to increase in the state, especially in the Wilmington Metropolitan area.
